To ensure a pleasant, safe, and relaxed experience for all our guests, we have established the following policies and conditions. They are designed to protect both our visitors and our property, and to ensure smooth and transparent booking management.
We kindly ask that you read this section carefully before finalizing your booking. Our team is always available to answer your questions or address any concerns you may have.
1. ADDITIONAL FEES
Cleaning and laundry: A fixed fee of €400 per stay will be applied.
Security deposit: A €1,500 deposit will be held by credit card pre-authorization at the time of booking. This deposit will be refunded after the departure inspection, provided no damage is found.
Optional services: Services such as grocery delivery, breakfast, etc., must be paid directly to the concierge, according to their own terms and payment conditions.
2. BOOKING CONFIRMATION
The booking will be considered confirmed only after reception of the following:
50% of the total amount as a deposit
Full name and surname of all guests
Copy of the renter’s ID
Completed online form
Certificate of liability insurance covering short-term holiday rentals
3. PAYMENT TERMS
A 50% deposit of the total amount must be paid at the time of booking to confirm the reservation.
The remaining 50% must be paid no later than 16 days before the arrival date.
If the balance is not paid on time, the reservation may be cancelled, and the applicable cancellation policy will apply.
4. CANCELLATION POLICY
100% of the total amount will be refunded for any cancellation made up to 30 days before the arrival date.
50% of the total amount will be refunded for cancellations made between 30 and 15 days before the arrival date.
No refund will be issued for cancellations made less than 15 days before the arrival date.
Recommendation: We strongly advise purchasing travel cancellation insurance to protect yourself in case of unforeseen circumstances.
5. OTHER INFORMATION
Check-in time: From 5:00 p.m.
Check-out time: Before 10:00 a.m.
Rates: All rates are inclusive of taxes, including 20% VAT.
Property rules:
The house and the entire property (including outdoor areas) are completely non-smoking.
Pets are not allowed.
Events (such as bachelor/bachelorette parties) are strictly prohibited.
Damages and losses:
The tenant is responsible for any damage, loss, or breakage that occurs during their stay, whether intentional or accidental.
If damage is found, a corresponding amount will be deducted from the security deposit.
If the cost of the damage exceeds the deposit, an additional charge will apply.
Please notify us immediately in the event of any incident so we can provide an appropriate solution.
Please read this document carefully before your stay. By confirming your booking, you accept the following rules and safety instructions.
1. FIRE SAFETY AND USE OF FLAMES
Our chalet is located in an exceptional natural setting, on the edge of the forest, and is built mainly of wood. It is therefore particularly vulnerable to fire hazards.
For your safety and to help preserve this unique environment, we kindly ask you to strictly follow the instructions below:
Use of fire-prone items
Fireplace: The fireplace must always be supervised by an adult when in use. It must be completely extinguished before leaving the house or going to bed.
No smoking: Smoking is strictly prohibited both inside and outside the chalet to prevent any risk of fire.
No candles: For safety reasons, the use of candles is strictly forbidden, both indoors and outdoors.
Available safety equipment
For your protection, fire extinguishers are available on each floor:
Ground floor (R0): Ski room / cloakroom, next to the fireplace
Lower ground floor (R–1): In the fitness room
Upper floor (R+1): In the mezzanine cupboard
Please make sure to locate them upon arrival so you can respond quickly in case of emergency.
Preserving a protected environment
The chalet is located in a protected natural area, surrounded by forest.
Your vigilance is essential to help preserve this delicate ecosystem.
Responsibility of guests
You are personally liable for any negligence that could result in a fire.
Violation of these safety rules may lead to legal consequences.
2. USE OF FACILITIES AND SPACES
All facilities and equipment provided must be used with care and responsibility.
You are fully responsible for their use and any resulting consequences, including accidents, injuries, or damage to yourself, your guests, or third parties.
3. OUTDOOR PLAY AREA FOR CHILDREN
The outdoor play area was designed for children aged 4 to 10.
It is not officially certified and is provided as a private amenity by the owners.
If you choose to use it, you do so entirely at your own risk.
The owner cannot be held liable for:
The condition of the play area
Any malfunctions
Improper use
Incidents or accidents related to its use
Please ensure that children are always supervised by an adult.
4. FOREST LAND AND NATURAL AREAS
The chalet is set on a rare and protected natural estate, including forest land and a stream running below the property.
For safety reasons, children must be supervised by an adult at all times while exploring these areas.
The owner declines all responsibility in the event of accidents, injuries, or incidents occurring in these areas.
5. FITNESS AND WELLNESS AREA
The wellness area, including the fitness room, jacuzzi terrace, and sauna, is strictly prohibited to minors, even if accompanied by an adult.
Use of these facilities is entirely at your own risk.
The owner assumes no responsibility for incidents, injuries, or issues resulting from the use of these facilities.
6. VIDEO SURVEILLANCE AND SECURITY
To ensure the protection of the chalet, which is located in a remote area, the property is equipped with a video surveillance and alarm system, which is only activated outside rental periods.
Security cameras monitor the outdoor areas of the chalet (with the exception of the wellness area, including the jacuzzi and sauna).
There are no cameras inside the chalet — your privacy is fully guaranteed.
The alarm system will be deactivated upon your arrival and will only be reactivated after your departure.
7. LIABILITY IN CASE OF ACCIDENT OR INJURY
The owner cannot be held liable for accidents or injuries occurring inside or outside the chalet (e.g. terrace, garden, play area, forest, stream, or wellness area).
By booking, you agree to release the owner from any liability in such cases.
8. DAMAGE AND LOSSES
The tenant is responsible for any damage, loss, or breakage, whether intentional or accidental.
In the event of damage, the cost will be deducted from the security deposit or invoiced directly to the tenant.
9. MAXIMUM OCCUPANCY
The chalet is designed to accommodate a maximum of 15 guests (including children and infants).
Exceeding this capacity may increase your liability in the event of damage or incident.
Inviting external guests is not allowed
For reasons of safety, comfort, and compliance with local regulations, it is strictly forbidden to invite external guests to stay overnight without prior approval from the owners.
10. PETS
Although we love animals, we have chosen not to allow pets in the chalet — neither indoors nor outdoors.
This rule is in place to ensure a clean, safe, and pleasant environment for all our guests and to help preserve the surrounding nature.
Any violation of this rule may result in additional charges for cleaning, repairs, or damages. These will be deducted from the deposit or billed to the tenant.

11. DISPUTES
In the event of a dispute, we will always seek an amicable resolution.
If that is not possible, the court with jurisdiction at the chalet’s location will be deemed competent.
